Summary

Water pooling near the foundation at Unit 27 showed that the small existing drainpipe couldn't handle the flow from the downspout. We were called in to install a new underground drainage system and address the overflow issue, making sure water would be directed safely away from the building.

The Work

Installed a 4-inch triple-wall underground drainage pipe to replace the undersized section and provide a secure, soil-tight fit
Connected the left-side leader to the new drainage system, routing it through a channel grate out to the curb
Added PVC adapters, elbows, and a 'Y' coupling to manage proper flow and tie in sump pump water if needed
Included an above-ground cleanout for easier future maintenance
Cut back tree roots to keep the new pipe path clear
Applied grass seed and tack hay to restore the disturbed area after trenching
Performed gutter cleaning for the property and documented before-and-after results

The Outcome

Water now drains efficiently away from the foundation, reducing the risk of leaks and overflow. The cleanout makes it simple to service the system in the future. The lawn was restored, and regular gutter maintenance helps keep everything working as it should.
